Ask ten builders what a new home costs and you will get ten versions of "it depends". It does depend, but you still deserve a working number. For Auckland North in 2026, ours is $3,000 to $4,000 per square metre for the build itself, before land and site-specific works.
Where you sit in that range is mostly finish level. Around $3,000/m² buys warm, dry and simple with standard cladding and joinery. Around $3,400/m² is our most-built spec, the turn-key list with stone benchtops, appliances, heat pump, curtains and landscaping included. Around $4,000/m² is cedar, tile and full-height glazing, the homes magazines photograph.

The gap between a brochure price and a real quote is almost never the house. It is the section.
